Are the Oceanside Parksville cottages 100 per cent ownership?
Yes.
Can I live at Oceanside Parksville cottages full time?
The City of Parksville Zoning bylaw limits the maximum stay to 180 days per person, concurrent or non-consecutive, within one calendar year.
Where can I get a copy of the zoning bylaw?
The City of Parksville, Planning Department.
How do most owners use their Parksville cottages?
For many, Oceanside is a part-time residence and family vacation getaway cottage for half of the year and a rental investment the rest of the year.
Can my friends and family stay at my Parksville cottage when I'm not using it?
It is entirely up to you whether you choose to have friends and family stay without paying rent. The owner is responsible for any cleaning charges.
How many parking stalls does each Parksville cottage have?
Each cottage comes with one space. There is also visitor parking designated on the site.
Can I choose different colours and alternate interior design?
You can choose one of two interior design packages, Oyster and Sand Dollar, on a presale cottage and stay within the cost parameters to alleviate additional cost. You may also customize with upgrades (see Upgrades List for pricing). The interior design package includes one hour of consultation with the Interior Design Group.
Will I be able to review the developer's disclosure statement and strata plan?
Yes, Disclosure Statement and Strata Budget are included in the Sales Kit.
How much are the property taxes?
The BC Government has just implemented a split designation for resort properties. This means that property tax assessment is based on usage. When your cottage is not rented or used personally, then residential rates apply. When your cottage is rented commercial rates apply. The Property Management Services will complete the calculation for the Assessment Branch if you are using the services
When is the completion date for Phase II?
We are completing six cottages at a time, in twelve stages. Please contact us to find out when construction would begin on your property.
What deposit is required with an offer?
A deposit of $10,000 is required at the time of signing.
Do you offer a warranty?
Yes. We offer a 2/5/10 home warranty through the Travelers Guarantee Insurance Group.
Strata fees How much are strata fees and what do they cover?
Strata fees are $176.61 per month. They cover landscaping, common area utility costs, pool maintenance, common property insurance and a contingency fund for future common property maintenance. They also cover water and sewage charges for individual cottages.
In addition to the strata fee, what other costs will I incur?
Owners are responsible for the property taxes, property insurance, telephones, cable and electricity.
Renting What is the projected nightly revenue?

When will rental income be distributed?
Rental income is distributed monthly.
Do I have to rent my cottage?
No. Whether you rent out your cottage is entirely up to you, and you can use the Property Management Services for any amount of time.
Can I rent my Parksville cottage myself?
You are encouraged to use the Property Management Services, but it is not mandatory. If you do use the Services, there will be a rental agreement which will contain a minimum standards clause as well as a cancellations clause.
What is the management fee and what is included?
The management fee is 35% of the rental income, plus $20 per hour for required cleaning. This includes marketing, advertising, reservations, housekeeping arrangements, supplies (eg. toiletries, coffee, sugar, etc), banking, credit card fees, postage, email, web hosting and the costs of the site office for resort bookings and key pick up/drop off.
Is there a minimum stay for renters?
No, but for a one night stay there is an extra cleaning charge.
Who is responsible if the cottage is damaged by a renter?
The Owner; however, Property Management Services will do their best to recover costs from the renter.
Maintenance Who is responsible for general maintenance of the cottages?
Cottage owners are responsible for general maintenance of their cottage and utilities.
What if I live out of town and can't maintain my Parksville cottage myself?
If your cottage requires maintenance it will be taken care of and billed to you at a cost of $35 per labour hour plus cost of item(s).
The developer reserves the right to make changes and modifications to the project design, specifications and features. This is not an offering for sale. An offering for sale can only be made by way of a disclosure statement.
